Canal Living
Punta Gorda Isles (PGI) boasts an impressive canal system extending 45 miles, with 90 miles of concrete seawall meticulously maintained by the city. The majority of these canals provide deep water sailboat access without the obstruction of fixed bridges. However, some canals do feature fixed bridges with clearance heights at Bass Inlet (13’8”), Sailfish Inlet (13’), and Tarpon Inlet (13’6”). The entry points to the canal system are dredged to a depth of 6 feet at mean low water, while canal depths generally range from 8 to 15 feet, becoming shallower near the seawalls.
A diverse array of homes lines the canals, dating from the 1960s to the present, with most residences equipped with docks and lifts. There are also undeveloped lots available for purchase to accommodate new custom homes. Travel times from the canal system to the Peace River or through Ponce Inlet to Charlotte Harbor vary from 5 minutes to an hour. The canals accommodate a wide variety of vessels, including flats boats, trawlers, and large sailing catamarans.
Burnt Store Isles (BSI) is a canal system extending over 9 miles with 18 miles of seawall. Located just south of Punta Gorda Isles (PGI), this area features slightly wider canals. All vessels from BSI exit through Alligator Creek into Charlotte Harbor. The city removed a lock at the creek's entry point, but left the original lock walls, creating a narrower passage. There are no bridges in BSI, and boats must be stored on lifts unless they are grandfathered in. As a result, there are fewer deep keel sailboats in the area. The city maintains the inlet to a mean low water level of 5 feet and regularly dredges Alligator Creek. BSI saw a significant increase in housing construction starting in the 1980s, and new construction continues to this day.
Pirate Harbor offers direct access to Charlotte Harbor. The area boasts approximately 15 miles of canals and 20 miles of seawall, providing ample space for various boating activities. Navigating from Pirate Harbor to Charlotte Harbor typically takes a few minutes, offering residents and visitors quick access to open waters. The canals in Pirate Harbor are designed to accommodate a variety of vessels, though the inlet is closer to 4’ in depth. Unlike some areas, Pirate Harbor does not have bridges that restrict the passage of taller vessels, offering greater flexibility for boaters. The area's serene waters and convenient access to open seas make it a highly sought-after destination for both resident and visiting mariners.
Port Charlotte’s canal-front neighborhoods often allow residents to have their boat right on their own dock behind their home. Most neighborhoods have unrestricted access to open water, though a portion of the Port Charlotte waterways are limited by fixed bridges. These hundreds of miles of waterways vary in size and depth, accommodating a wide range of vessels from small boats to larger yachts. The canal systems are designed to enhance the boating experience, with many waterfront properties featuring private docks and lifts. The county regulates these waterways, ensuring navigability by dredging and other upkeep activities. Boaters in Port Charlotte can enjoy scenic routes, abundant fishing spots, and easy access to nearby barrier islands and coastal destinations.

Burnt Store Marina, one of Southwest Florida’s largest deep-water marinas, provides exceptional access to the Gulf of Mexico via Charlotte Harbor. This comprehensive facility includes 525 wet slips accommodating vessels up to 100 feet, plus 450 dry slips, full dock, a boat launch, and two onsite restaurants. The community has nearly 2000 housing units ranging from 1 bedroom condos to million dollar homes. Additionally, it offers golf, fitness facilities, boat rentals, tennis and pickleball courts. The marina also hosts bases for Freedom Boat Club, Sailtime, and the newest addition - Powertime. Situated on the shores of Charlotte Harbor, Burnt Store Marina is a mere 10 nautical miles from the Gulf of Mexico, with a main channel dredged to roughly 7 feet. It is located within a relaxed, gated resort community.
Cape Harbour Marina, situated in Cape Coral off the Caloosahatchee River, is a mere three and one-half mile journey from the Gulf of Mexico, near mile marker 92. The marina can accommodate 78 vessels up to 60 feet in the water, as well as vessels up to 34 feet in its dry storage facility. The complex features luxury condominiums and several gated enclaves of estate homes with private docks. The marina offers excellent access to the Gulf via the Sanibel Causeway fixed bridge, which has a vertical clearance of 70 feet. Visitors can also enjoy a variety of restaurants and shopping options in the waterside village.
Tarpon Point Marina, situated in Cape Coral off the Caloosahatchee River, is conveniently located near the Intracoastal Waterway at mile marker 92. This marina offers 216 slips, accommodating vessels up to 100 feet in length, with marina basin depths ranging from 8 to 12 feet. Access to the Gulf of Mexico is available via the Sanibel Causeway fixed bridge, which has a vertical clearance of 70 feet.
